First Street Bridge, 2007 (Subcontract)

Acquisition of full takes, partial takes, and temporary construction easements. Escrow coordination.

CITY OF REDLANDS
Alabama Street/Redlands Blvd. Widening; Colton Avenue Realignment, 2005-2008

San Bernardino Avenue Widening, 2006-2008

Right-of-way acquisition, title, and appraisal services. The two projects included 20 private commercial and industrial parcels. These projects included several parcels impacting major retailers and the acquisition of a fee interest underlying a railroad easement.

Lancaster WRP 2020 Effluent Management Project, 2004 - 2008

Palmdale WRP 2025 Effluent Management Project, 2006 - 2008

Project Management, negotiation and acquisition of approximately 2,000 full take parcels impacting approximately 10,000 acres. Additional services included Property Management, Relocation Planning and Assistance for both businesses and residences, Escrow and Title Coordination and Condemnation Support.

Cal Pacific's principal performed a site selection study which included intensive site review of potential school sites. Based on the District's geographic needs and other parameters, a review of each specified geographic area was conducted and the three best potential sites within that area were identified. The deliverable reports included site maps and statistics for each of the recommended sites including acreage, number of individual parcels, assessor's parcel numbers of the parcels, adjacent land use information, number and type of displacees, estimated relocation costs, identification and characterization of strengths and possible barriers to site acquisition.

Subsequently, Cal Pacific's principal took over the Program Management responsibilities for five school in various stages from the beginning of acquisition and relocation to relocation wrap-up.

METROPOLITAN WATER DISTRICT OF SOUTHERN CALIFORNIA
Development and Editing of Right- of-Way Manual. 1993

Cal Pacific's principal edited the MWD Right-of-Way Manual. This project required understanding all elements of MWD's right-of-way procedures.

ORANGE COUNTY TRANSPORTATION AUTHORITY
Management and In-Lieu Staff Services for Railroad Right of Way and Measure M Freeway Projects, 1993 - 1998

Property Searches, Site Assessments, Title Analysis, Acquisition Services, 2000-2008

Cal Pacific's principal had a position in the OCTA offices as in lieu of staff between 1994 and 1997. During this time, his primary duties related to Property Management for the Authority's railroad rights-of-way. Additional duties involved the Measure M Freeway Projects. Subsequently, he performed site assessments for both railroad and ACCESS van facilities. More recently, he has been involved with railroad title analysis issues and acquisition relating to the railroad and other OCTA facilities.

PORTS OF LOS ANGELES AND LONG BEACH
Property Management Services, 2003- 2008

Management of jointly owned railroad properties including leasing, maintenance, accounting, insurance compliance, budget forecasting, database development and management, and negotiations for property leases, permits, easements and Rights of Entry.

TOWN OF APPLE VALLEY
Expansion of Apple Valley Road,. 2006-2008

Right-of-way services, appraisals, acquisition of right-of-way, and litigation support for the widening of Apple Valley Road.

  WILLIAMS COMMUNICATIONS
Los Angeles to Arizona New Fiber Build -- Acquisition of Regeneration Sites, 2000

Based on engineering criteria for distance, Cal Pacific's principal located and obtained options from owners on numerous sites in Southern California adjacent to the planned right-of-way. Performed real estate due diligence and assisted in getting applicable survey permissions for environmental surveys. Converted options to purchase agreements on seven sites and closed the transactions. Obtained Conditional Use Permits for sites. Did lot splits (Parcel Maps) on three sites. Also leased laydown yards and administered the leases.

SFPP L.P. (KINDER MORGAN)
Norwalk to Carson 16" Pipeline Build, 1998-1999

Cal Pacific's principal surveyed businesses on the route and prepared the Business Impact Plan. Acted as Community Liaison and settled damage claims. Obtained a temporary railroad crossing permit.

EXXON MOBIL
Preliminary Valuation Studies, 2003 - 2004
Title Analysis and Report, 2006

Cal Pacific's principal reviewed land values to estimate range of value for easement areas. He prepared a title analysis and report on railroad property adjacent to company owned facilities in Los Angeles, CA.

KERN RIVER GAS TRANSMISSION
Kern River Expansion II, 2002 - 2003
Various Feasibility Studies, 2004-2007

Cal Pacific's principal was responsible for all governmental and railroad permits on a $1.2 billion, 717 mile pipeline expansion from Wyoming to California. The project included permitting three new and six modified compressor stations as well as all the road, railroad, and canal crossings. In 12 months, 359 encroachment permits in four states and 15 counties were obtained. Additionally, conditional use permits and building permits were obtained on a fast track basis. Assisted in survey permissions, damage release negotiations, and job closeout.

Cal Pacific staff was also involved in data gathering, writing, and editing three separate route studies.

Milford Transmission Corridor (Sub to CH2MHILL)

Cal Pacific staff supervised preliminary title work, line list, Utah State Lands easement application for Milford to Delta, Utah Transmission Line.

HOLLY ENERGY
UNEV Pipeline (Sub to CH2MHILL)

Cal Pacific staff assisted in the supervision of the preliminary line list and title, survey permissions, and route reconnaissance.

WARREN E & P, INC.
Acquisition of Permits for Facilities Repair, 2008

Cal Pacific staff was designated to obtain permits from the Port of Los Angeles for Warren's facilities on Port property.

Local Law Firm
Railroad Permit , 2008

Cal Pacific staff supervised obtaining of a longitudinal railroad permit from a governmental owner of a railroad right-of-way for a confidential client of a Los Angeles law firm.
